When is it Time for a New Roof?

When it comes time to replace your existing roof, there are a few factors that play a part. To help you decide when the time is right for a new roof, ask yourself these questions:

How old is my roof?

Most fiberglass asphalt shingles in this region of the country should last around twenty years when they’re properly installed and not the victim of storm damage. Our weather ranges from below freezing to air-quality-alert hot with rain, wind, snow and ice in the mix. This takes its toll on your home and especially on your roof. If your shingles were not properly installed on your current roof, your roof has suffered from wind and hail damage, or defective materials were used on the existing roof, then the life span of the shingles is lessened. It may be time for a replacement.

Am I planning on selling my home soon?

When selling or buying a new home, one of the first items addressed in inspection reports is the roof. The last thing a new homeowner wants to do when moving into a house is replace the roof within the first few years, so keep that in mind when deciding whether or not to update your roof.

Is my roof showing obvious signs of damage?

Multiple leaks, nail pops, loose flashing, problem areas, repeated patching or just plain old appearance… are all indicators that it may be time to replace your roof. Age, appearance and performance are all important factors when determining if it’s time for new shingles, and they’re easy to identify.
