3 Ways to Tell Whether You Have an Aging Roof System

Most things have an expiration date, and your roofing system is no exception. An aging shingle roof will no longer be effective in protecting your home from inclement weather. That’s why you should consider investing in a new roof soon. But how exactly can you tell that your roof is already past its service life?

  1. Shingle Curling

The layers of asphalt in your roofing shingles expand or contract because of continued exposure to the harsh elements. Over time, the top layer will peel away, and the ends of the shingles will curl slightly. Once these happen, the inner layer of the shingles will become exposed to weather damage, allowing water to seep unchallenged into the roof sheathing. When you’ve noticed there are curling shingles on your roof, this means the system is already nearing the end of its life.
  1. Significant Granule Loss

Mineral granules typically coat asphalt shingles, protecting its substrate from serious weather exposure. As the roof ages, these granules will wear down and get washed away by the rain, leaving the top of the material “bald”. Should you see a considerable amount of shingle granules inside your gutters, it might be time to make a call to your trusted local roofing company, Christian Brothers Roofing, for a replacement.
  1. Damaged Underlayment

A roof may look fine on the outside, but it may actually hide significant damage underneath. Old age can cause its underlayment to become dry and brittle, and, over time, that will weaken the protective barrier between the shingles and roof deck. Is your roof leaking even when there’s no apparent damage? The problem may lie from damage to the underlayment.

Insurance companies consider the age and condition of your roof when providing coverage. Depending on the results of their inspection, they can either increase your premium or drop the coverage. For this reason – if you have plans to renew your existing homeowner insurance policies = you should consider getting a roof replacement.
