Your roofer will need to take into account the long-term vision for your building to craft a maintenance strategy that’s responsive to your business’s needs. Do you plan on expanding or renovating the building in the near future? And more importantly, how integral is your property to your business?
Does it contain expensive equipment that needs to be protected from heat and rain? (If so, your roofer will craft a strategy that ensures that the risk of leaks – which can damage sensitive equipment – is minimized.) Or does it house office spaces where hundreds of employees work? (If that’s the case, your roofer will need to create a schedule that minimizes disruptions to your tenants’ day-to-day operations.)
All roofing systems have estimated lifespans. For instance, Thermoplastic Olefin (TPO) membranes usually last 22 to 30 years while metal roofing panels can last 30 to 45 years. At a certain point, they will need to be replaced. However, infrequent maintenance can drastically shorten the lifespan of your commercial roof system. That’s why your roofer needs to factor in your maintenance history while calculating its remaining lifespan.
