When Is It Better to Get a Roof Replacement?

FacebookFacebookTwitterTwitterLinkedInLinkedInEmailEmailShareShare

Why replace your roof when you can simply have it repaired? In some cases, a roof replacement makes more practical – and financial – sense.

When the Damage to Your Roof Is Extensive

Repairs should be able to fix minor to moderate roof damage. However, if your roof suffered extensive storm damage, replacing it is more cost-effective than having it repaired.

When Your Roof Is Past Its Estimated Lifespan

The closer your roof is to the end of its lifespan, the more leak-prone it becomes, and the more frequently it will need repairs. Individually, repairs might not be that significant. However, repair costs can quickly add up. That’s why, in the long term, it makes more practical and financial sense to get a roof replacement.

When Your Roof Is Made From Materials Not Suited to Your Local Climate

No matter how durable your roof is, it won’t last long if it’s made from materials that aren’t suited to your local climate.

Here’s an overview of the most commonly used roofing materials:

  • Asphalt shingles – There are several reasons why asphalt shingles (which are installed on more than 70% of all single-family homes in the U.S.) are the most popular type of roofing material in the country. They’re affordable, easy to install and come in a wide variety of styles and colors. Asphalt shingles have an average lifespan of 20 years, but high-quality asphalt shingles can last up to 40 years.
  • Metal roofing panels – If you’re trying to go green, metal roofing panels are a great choice. Since metal reflects heat, it can help keep your home cool in hot weather. Metal roofing systems are also durable (metal roofing panels can last 50 to 100 years) and don’t need a lot of upkeep.

To learn more about your roofing options, consult local contractors. Since they’re more familiar with the local climate, they can make better recommendations.
