The age of your roof gives your contractors an idea on the type of work they’ll need to do. This will give them a chance to know if you’re in need of repairs or a replacement. While they still inspect your roof and try to uncover potential problems, knowing the age will give them an idea of what your roof needs.
Knowing your roof’s age is also for your benefit, not just for your contractor. Asphalt shingle roofs have an average of 20 years of lifespan. It’s helpful to know if the 20 years is almost over. This will give you a chance to save up and prepare for a roof replacement, especially if it is around 80% to 85% of its lifespan.
There are essentially two things that you can do to figure out the age of your roof. The easiest one is to find the receipt or an invoice from when you had your roof replaced. This will usually have its date recorded. If you’re not the original owner of the property you currently live in, you may ask the previous homeowners for it. They may refer you to the contractor behind the installation if they can’t provide the receipt or invoice.
The second one – and probably the most ideal – is to have local roofing contractors perform an inspection of your roofing system. They can provide an estimate as to when it was installed or replaced. Through a thorough assessment, they can also determine if yours will only require simple repairs or will have to be replaced entirely.
